The Basic Home Inspection
In the State of Texas, any home inspection perfomed on a residential property involved in a real estate transaction must be performed by a licensed Real Estate Inspector. That inspector is required to adhere to rules as laid out by the Texas Real Estate Commission (TREC). These rules specify requirements that all Texas home inspectors must meet as well as the minimum inspection guidelines.
Like most home inspections, our standard inspection is non-invasive and primarily visual, but it far exceeds the minimum requirements and our report is superior to what the competition offers. Our basic fee is about 12 cents per square foot, and our on-site time is about one hour per thousand square feet (2 hour minimum).
The Extensive Home Inspection
We now offer a much more in depth service which includes the basic inspection as well as invasive techniques performed by specialists such as structural engineers, plumbers, electricians, etc. An Extensive Inspection will require authorization by the seller for invasive processes, and may take three weeks or more to complete. The fee for this service is around $2.50 per square foot.

When making an offer on a home, time is of the essence. You have a lot to do in the few days of the option period. We'll take some of that burden from you by arranging with specialists for any additional inspections you request. Let us know if you want us to contact specific companies. We can usually arrange for all inspections to be performed while we are on site, so additional access arrangements can be avoided.
